COUNCIL HOUSES - CONDITIONS OF TENANCY
1. The Tenancy shall commence on the ....................................
............... and, subject to the provisions of Clause 19, shall be
determined by one week's notice to be given in writing by either
the Council or the Tenant before 12 o'clock noon on any Saturday
and expiring at noon on the Saturday immediately following.
2. The rent at the time of letting shall be at the rate of 18/-6 per week
and shall be payable, together with such weekly sum in respect
of rates and water charges on the said premises as is due and
payable to the Council.
3. The authorised Collector of the Council will collect the rents
weekly and give receipts therefore in a rent book. The Tenant should
see that all sums paid to the Collector are entered in the book.
The Tenant must produce his/her rent book to the Collector or other
authorised Officer whenever required to do so.
4. Notwithstanding anything herebyinbefore contained the weekly rent may
be increased or decreased in accordance with any decision of the
Council in which event not less than one weeks notice of such
increase or decrease shall be given to the Tenant in writing under
the hand of the Clerk of the Council for the time being.
5. The Tenant shall not assign, underlet, or otherwise part with the
possession of the premises, or any part thereof or let in lodgings
or use or permit the use of the house or premises except as a private
dwellinghouse only. In particular the premises shall not be used for
any business whatsoever or for any purpose which in the opinion of
the Council may be or become a nuisance annoyance or inconvenience
to the Council, their tenants or the owner or occupier of properties
in the neighbourhood.
6. The Tenant shall keep the interior of the premises in good tenantable
repair and condition and shall leave the same in good condition and
replace any lost keys on the termination of the tenancy. If any part
of the premises or the fittings therein are damaged by the Tenant or
through his negligence the Council shall be at liberty to repair the
same at the cost of the Tenant who shall repay to the Council on
demand the cost of such repairs. The Tenant shall immediately replace
any cracked or broken glass.
7. A deposit of £1 shall be required from the Tenant before taking
possession, which will be held as security for the repair of cracked
or broken glass, or other damage or loss of keys and will be returned
at the expiration of the tenancy subject to any deductions to cover
such damage or loss and in payment or part payment of any due rent.
8. The Tenant shall not place, or permit, or suffer to be placed, in the
water closet any rags, cotton, bottles, or anything likely to choke
it, or the drain leading therefrom. In the event of any breach of this
provision the Council shall be at liberty to clear the water
closet or drain at the cost of the Tenant, who shall pay to the Council
on demand, the expenses thereby incurred.
9. The Council or their duly authorised Officers or workmen after due
notice shall be at liberty at all reasonable hours of the day to
enter and inspect the state of repair etc., of the said premises
and to execute any repairs therein.
10. The Tenant shall keep the gardens (front and back) properly tended
and cultivated and in particular shall keep the same neat and tidy.
All boundry hedges shall be efficiently trimmed by the Tenant and any
fences reasonably maintained by him. No trees, shrubs, or hedges on
the premises shall be cut down or removed without the consent in
writing of the Councils Surveyor for the time being.
11. Ashes and dry house refuse only shall be deposited in the dustbin
provided for the purpose. All liquid refuse according to the nature
thereof must be thrown down the water closet or the sink.
12. The Tenant shall not erect on the premises any tool-house, shed,
fowl house, or building other than a greenhouse.
13. A greenhouse will be allowed so long as it complies with the
specifications laid down by the Council and is not erected until
plans have been submitted to the Council's Surveyor and written
consent obtained.
14. The Tenant shall cause all chimneys in use to be swept at least
once in every twelve months.
15. No clothes shall be hung across a front garden or front street.
16. No pigs, fowls, rabbits, pigeons, noisy animals or birds (other than
domestic pets under proper control) shall be kept on the premises.
17. The Tenant shall not, without the previous consent in writing of
the Councils Surveyor, attach any wireless or television aerial
to the premises.
18. The Tenant shall take all reasonable precautions to provide against
the freezing of the water in the W.C. tank.
19. If, at any time, the rent is in arrears for more than seven days,
it shall be lawful for the Council to give the defaulting Tenant
notice to quit the dwelling forthwith.
20. The entry into possession of the premises by the Tenant implies
his concurrance in, and acceptance of all the foregoing conditions.
NOTE:- Your particular attention is drawn to Clause 10 of the conditions
of tenancy and you are requested to proceed with the lay-out and
cultivation of the gardens as quickly as possible.
